Booking Terms and Conditions

Please read this information carefully as it sets out the terms and conditions on which Little Dumpledale Farm ("We", "Us" or "Our") accept a booking from you ("You" or "Your") and it forms the Agreement between You and Us that governs Your booking.

We recommend that You print a copy of this page for Your records.


By making a booking You accept that these Terms and Conditions constitute the entire agreement between You and Us with regard to Your booking and accommodation.


Bookings may be made online via Our website, by telephone, or in writing by email or post.

You must be 18 years old at the time of booking.

Bookings require a deposit of £50 to confirm. Until the booking is confirmed it is a Reserved Booking. Reserved Bookings will be held for 7 days. If the deposit has not been paid by that time We reserve the right to treat Your booking as cancelled and re-offer the property for hire.

On receipt of your deposit We will send You a Confirmation Invoice showing how much you owe Us. You must pay the amount on the last invoice issued by Us at least 8 weeks before Your arrival date at the accommodation. If the outstanding balance has not been paid by that time We reserve the right to treat Your booking as cancelled and re-offer the property for hire, and to charge You a cancellation charge up to 100% of the total on the last invoice We issued to You.


Cancellation by You

If You need to cancel your booking please let Us know in writing (by post, e-mail, or via the contact page) as soon as possible.

Once We receive Your notice of cancellation We will send You a Cancellation Invoice. To cover the possibility that We may not be able to re-let the property We shall make a cancellation charge on the scale shown below. The person who made the booking is responsible for paying this charge. The amount of the cancellation charge depends on when We receive Your notification – the more notice You give, the less We will charge.

In the event the property is re-let for all or part of Your booking We will refund all amounts paid for the week(s) the property is re-let, less the deposit in all cases.

Cancellation by Us

If for any reason the property You have booked becomes unavailable We will, if possible, offer You an alternative property at no additional cost. If the alternative offered is cheaper than the booked property We will refund the difference. If this is not possible or You wish to cancel We will refund all amounts paid in full. You shall have no further claim against Us.

The Property

Properties are available from 3pm on the day of arrival and must be vacated by 10am on the day of departure. You may be able to enter the property earlier than this, please telephone on the day for further information.

You are liable for all accidental breakages or damage that occur during Your holiday.

You must tell us immediately if anything breaks down or will need attention at the end of Your stay. This enables Us to plan the changeover day so that We can make any necessary repairs before the next guests arrive.

You are required to permit Us or Our agents access to the property for any repairs at any time.

We ask that You leave the property in a clean and tidy condition on vacating it.

We will make every effort to ensure that all aspects of the property remain as advertised. However We accept no liability for anything which occurs outside of Our control that materially affects the property.

In the unlikely event You have an issue You must tell Us immediately so that the problem can be investigated and remedial action taken. Requests for compensation will not be considered after the holiday under any circumstances whatsoever. We are always interested to hear of Your ideas for future improvements to the property.


There is a pool and jacuzzi that you are free to use while you are here. They are both used at your own risk and children under 14 must be supervised at all times; we take no responsibility for accidents however caused. Please read the Health and Safety notices before using the jacuzzi as those with certain medical conditions may not use it.

Contacting You

If You book via Our website or by e-mail We will communicate with You using the e-mail address You provided. We will assume that Your e-mail address is correct and that You understand the risks associated with using this form of communication. For all other methods of booking We will communicate with You via post.

Conduct Towards Us and Other Guests

Behaviour that is disruptive or affects other guests or is threatening or abusive towards Us, Our agents, or other guests may result in the termination of Your booking effective at mid-day the following day. No compensation or refund will be made if You are asked to leave under these circumstances and We may make a claim against You for any costs and/or expenses incurred as a result of Your behaviour.

Governing Law

Your agreement with Us shall be governed by the laws of England and Wales. We and You agree to submit to the exclusive jurisdiction of the English Courts over any claim or matter arising under or in connection with Your agreement with Us.
